Rent increases in New Jersey

No statewide apartment cap — instead, New Jersey courts strike down 'unconscionable' increases, and roughly 100 towns run their own rent-control ordinances. See the New Jersey file. Parks are different: a 3.5% statewide lot-rent cap since 2025.
